What are your office hours?Our office is open Monday through Friday from 9 am - 5pm. On Saturday's we're open from 9 am - 4pm.

In which cities are your properties located?We serve North San Diego County including Bonsall, Cardiff, Carlsbad, Encinitas, Escondido, Fallbrook, Oceanside, Rancho Santa Fe, San Marcos, Solana Beach, and Vista.

How much does it cost to apply for a property?The application fee is $40 per person 18 and older who will reside in the rental property.

Do you have short term or vacation rentals?Our apartments are six month leases and are homes/condos are usually one year leases. We do not manage vacation rentals at this time.

How much notice must a tenant give when they want to vacate a property?California requires tenants to give 30-day written notice. The 30-day notice can be served at anytime for a month to month agreement or 30-days prior to the expiration of a lease for a lease term agreement.

After I move out, how long will it take to return my security deposit?We return the security deposit as quickly as possible. By law, we have 21 days to assess damages to the property and make necessary repairs. If damage is beyond normal wear and tear, you will be contacted by us directly prior to the 21 day mark.
